Our simple premise is that certain hotel properties are over-sized, underutilized and consequently underperforming. For some of these properties, a properly structured transaction involving the short term or permanent conversion or re-purposing of a portion of the guestroom inventory will present an opportunity to "right-size" the hotel inventory and thereby optimize top line revenue and bottom-line operating profit, while generating upfront cash proceeds from the transaction.

Dan's career began in New York where he developed a real estate practice at two firms over the course of about eighteen years. The practices were transactional in nature, involving selling, buying, leasing, building and financing of commercial, retail, hospitality and residential properties. The practice also included the registration of participatory interests in properties (condominium, cooperatives, UDIs, etc.) During a portion of that time, Dan was also an Adjunct Associate Professor of Real Estate Law at New York University.
In March, 1998, Dan joined Marriott International, (now Marriott Vacations Worldwide Corporation), in its Orlando, Florida office. During his twenty-five years at Marriott/MVW, Dan led the real estate transaction and development practice for the vacation ownership sector of the business. In that capacity, Dan successfully completed complex, high value deals in Europe, Asia, Australia and of course North America.
Dan and his founding partners have a vision for bringing unmatched aggregate experience in real estate to a discreet handful of clients for a broad range of real estate consulting services. Fourth Circle Consulting is the embodiment of that vision. Prior to joining Fourth Circle Consulting, LLC, Dexter spent over two decades with Marriott’s hotel and timeshare feasibility and development teams.
In the most recent 12 years, Dexter worked with Marriott Vacations Worldwide (MVW) based in Singapore where he was responsible for identifying and pursuing single and mixed-use real estate development, acquisition transactions and partnerships. As Vice President, Dexter led feasibility, business planning, deal structuring and corporate investment approval efforts for new resort and urban projects operating under the Marriott Vacation Club timeshare brand within the Asia Pacific region.
Prior to joining MVW, Dexter spent over ten years in several positions of increasing responsibility at Marriott International, Inc., most recently in Newport Beach, California, as Vice President, Hotel Development for full-service legacy brands, including Marriott, JW Marriott, Renaissance, The Ritz-Carlton and Bulgari.

Throughout his career, he has been involved in all aspects of the timeshare industry by providing legal support in the areas of acquisitions, development and construction, regulatory compliance, marketing and sales, operations, association governance, title insurance, financing, etc. He is a past member of the American Resort Development Association since the start of his career and a past member of its State Legislative Committee, a past Chairman of the Timeshare Council of the American Bar Association, and a past President of the National Land Council.
